L\u2019\u00e9tat du bien ne permettait plus sa mise en location.<\/p>\n\n\n\n<p>Nous avons imm\u00e9diatement sollicit\u00e9 un <strong>expert de confiance<\/strong>, dont le rapport a mis en \u00e9vidence une <strong>double origine du sinistre<\/strong> :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>les d\u00e9g\u00e2ts dans les chambres relevaient de la <strong>copropri\u00e9t\u00e9<\/strong> (parties communes),<\/li>\n\n\n\n<li>ceux de la cuisine \u00e9taient imputables \u00e0 une <strong>fuite dans l\u2019appartement du dessus<\/strong>.<\/li>\n<\/ul>\n\n\n\n<p>Dans un premier temps, <strong>le voisin refusait toute coop\u00e9ration<\/strong> avec notre client. Nous avons alors ouvert un <strong>dialogue encadr\u00e9<\/strong>, qui a permis d\u2019aboutir \u00e0 un accord : <strong>prise en charge int\u00e9grale des r\u00e9parations<\/strong> par le voisin, lequel a  spontan\u00e9ment propos\u00e9 de repeindre la cuisine apr\u00e8s travaux.<\/p>\n\n\n\n<p>Concernant les d\u00e9g\u00e2ts li\u00e9s \u00e0 la copropri\u00e9t\u00e9, <strong>la soci\u00e9t\u00e9 de gestion n\u2019a pas r\u00e9pondu \u00e0 nos relances<\/strong>. Nous avons conseill\u00e9 \u00e0 notre client <strong>d\u2019avancer les frais<\/strong> de remise en \u00e9tat, puis de <strong>mettre en demeure<\/strong> la copropri\u00e9t\u00e9 pour remboursement.
